Tenant selection Checking references Preparation of lease & AT5(s) Collecting the first month's rent and deposit on behalf of client Organising monthly standing order mandates payable directly into landlords' accounts Checking monthly rental payments are received on time each month and chasing any late/ unpaid rent payments Issuing client with monthly financial statements	1 month's rent initial payment & 5% of rent per month
Extra costs added to the Silver package are: Advertising & Marketing "To Let" sign, payable when the property is let out i.e. not payable if property is not let Property viewing charges Prices Vary £15 £10 per hour (N.B. additional charge - an extra mileage charge of £0.40 per mile will be added for visits to properties outside the Edinburgh city bypass)

N.B - Once contracts are signed, it is then the landlord's responsibility to deal with any issues that arise during tenancy
