Pre - tenancy checks - Checking references of potential tenants, Landlords' safety certificates, cleanliness, meter readings & keys
Collecting deposits on clients' behalf from tenants
Drawing up short assured tenancy agreement in accordance with the relevant current Housing Acts and serving each tenant of the short assured tenancy with an AT5
Organising monthly standing order mandates payable directly into landlords' accounts and checking monthly rental payments are received on time each month
Informing suppliers (gas & electricity) and council tax office of new tenant details
Preparing inventory - checking accuracy and ensuring it is signed by parties
Checking tenants into property
Regular inspections and visits to the property as per owner client's instructions, drafting reports & notification letters
Post-tenancy inspections of property - checking cleanliness, inventory, meter readings, keys, upgrading requirements & repairs
Checking out tenants at the end of their agreement, issuing back the deposit (less any appropriate charges), and drafting final report on status of property.
KMN Property Management will be available to clients outside the usual Monday to Friday 9 - 5 day and therefore can respond to management issues quickly.
